Lansdowne Equity/ Brian Sidorsky owns 10 mobile home parks in Alberta and Saskatchewn. 1650+ pads according to their website and every one of the people that live in these parks are nothing but suckers to Sidorsky.NEVER buy a mobile home here unless you plan to live there forever or walk away from the $$$. Brian Sidorsky made his fortune by running schemes through one sided lease and purchase agreements and refusing home owner sales so he can take them back.How he does it1. Offers first year incentive to buy one of HIS trailers.2 Bill of sale states trailer cannot move for years.3. Before the first year is up, you get a notice that your lot rent is going up $50 for increased maintenance costs. Everyone gets this notice so you only get the following year that you are promised for 1 month. Nothing in writing for how much your lot rent will be after the first year incentive, yet you cannot move out.3. They fix NOTHING and the mobiles they sell are poorly renovated over rotting wood and insulation are infested. New lighting is electrical taped many trailers are sinking. They state everything below the ground is there only responsibility. So if flooding causes your trailer to sink its YOUR problem.4. If you try to sell, the park refuses the lease of all offers and your trailer will sit until Brian Sidorsky himself comes in with his Russian goon to make you a ridiculous offer. We bought our mobile for $29,500 that had just been renovated and put $6000 into it and he has offered us $4000 to buy it back. We had 6 offers, and the park turned them all down.5. Several neighbours on our street have sold back to him or just let the trailer foreclosure. Three doors down bought his trailer for $49,900 and lived there for 10 years. His sales were refused for over a year until Sidorsky and his Russian goon offered him $9000 to buy it back. He then delayed paperwork for over a month and demanded the lot rent after they moved out. SIDORSKY HAD THE KEYS! He then sold the mobile to someone else 6 months later for $49,900.6. Renting their own trailers for less than owners lot rent and raising lot rent to over $1300 to get the 'trouble' makers out. These are people that had gone to the Government or lawyers.If you rentLansdowne is always working angles to get you to buy. They will send you rent increases that would be more that the cost to buy and constantly call to convince you to buy.Brian Sidorsky tried to sue CFCN for running a segment claiming Brian Sidorsky was 'swindling customers' in a rent to own scam. Not only did he lose but the judge ordered him to pay CFRN's legal costs. Right after the segment ran, Sidorsky changed the name of the park from Red Carpet to Penbrooke Heritage Estates.The judge stated the following- The problem is with the conduct of the plaintiff Brian Sidorsky. For the reasons outlined in my judgment, I concluded that his conduct was outrageous, his treatment of the complainants scandalous and his testimony generally not credible.- The plaintiffs (Brian Sidorsky) reprehensible conduct as detailed in the judgement including misrepresentation, deceit and intimidation.If you are desperate for a place to live, then only consider renting as you have more rights as a renter than you do as an owner. If you buy, what I have stated above WILL happen to you. wish i could go - stars I stay in the park now the new people take are internet away and replace it with some sub standard bs raise the rent and say its will keep going up to pay for "up Grades" and till us to bad if we don't like it...... try to get answers they pretty much say to bad (slow clap good job "new owners)
They're rude, I applied to live here and told me because of my age I wasn't allowed, even tho I make more then enough money to pay rent they refuse to allow me to live there. Terrible people in the office!!
